INCIDENTALS
ÀNI will charge the guest during or after the guests' stay for incidentals or services, not in standard inclusions. ÀNI may, at its own discretion for large groups and longer stays, require a security deposit for damages and as pre-payment for incidentals.
CHECK-IN & CHECK-OUT
ÀNI will do its best to accommodate any reasonable requests made with regard to check-in and check-out times. Check-in time on arrival is after 3.00 pm local time unless otherwise agreed in writing by ÀNI. Check-out time is 11.00 am local time unless a prior arrangement has been made with ÀNI.
BOOKING
A booking will only be considered firm when the reservation deposit has been received and when ÀNI has confirmed the booking in writing. Any requests for changes to this agreement must be agreed to in writing from ÀNI in advance of your stay.
DEPOSITS & CANCELLATIONS
Bookings will be confirmed upon receipt of a 50% refundable accommodation deposit. The final 50% payment is due no later than 60 days prior (90 days for Festive) to the proposed date of arrival at ÀNI. All deposits become non-refundable within 60 days (90 days for Festive) of your arrival. If the guest makes a reservation less than 60 days prior (90 days for Festive) to the proposed date of arrival, such bookings will only be confirmed upon receipt of a 100% pre-payment. All rates quoted are exclusive of 10% service charge and 18% government taxes. Rates and government tax are subject to change without notice.
As with any travel, we strongly recommend that the guest purchases travel insurance which gives full cancellation cover. Please note the guest is also liable for any payments outstanding on the date the cancellation is received. The guest must send us all cancellations clearly and in writing to avoid any errors. This can be done by email using the following contact details: reservations@aniprivateresorts.com ÀNI will then confirm the cancellation back to the guest in writing with a cancellation number. The cancellation date shall be the date upon which the written notification of cancellation is received by ÀNI from the guest.
· Cancellations received more than 60 days prior (90 days for Festive) to the proposed arrival date will not incur a cancellation penalty
· Cancellations received 59 days (89 days for Festive) or less prior to the proposed arrival date will incur a 100% penalty
CHANGES BY THE GUEST TO THE DATE OR NATURE OF A BOOKING
All requests for amendments must be received by ÀNI in writing from the guest. All requests shall be considered by ÀNI in its sole discretion and additional charges may apply. Please note that there may also be amendment or cancellation fees levied by third parties such as transfer operators. ÀNI will advise the guest of these when it becomes aware of them and the guest will, if requested, reimburse ÀNI in respect of such fees forthwith. Should the guest choose to leave any ÀNI Private Resort early for any reason other than in circumstances outlined in paragraph 8 below, no refund will be made to the guest nor will alternative dates be arranged.The guest also agrees that group stays at ÀNI Private Resort cannot be sold, awarded as prizes or otherwise transferred without ÀNI’s prior written authorisation.
SAFETY & SECURITY
The guest agrees to keep their rooms secure and should insure that all doors and windows are securely locked during times of absence and at night time and keep all valuables in the provided in-room safes.
LIABILITY
The guest understands and agrees that ÀNI do not assume any liability for loss. The guest understands and agrees that ÀNI cannot accept any responsibility for any accidents whilst on the property. Children should always be supervised by an adult. The guest understands and agrees that the swimming pool is shallow and that no diving is allowed and that all traffic in and around the pool is at the guests' own risk; ÀNI cannot be held responsible for accidents. The guest understands and agrees that the accommodation provided is only for use by persons named on the booking form. No changes to the Guestlist will be accepted without the written prior consent of ÀNI. The guest understands and agrees that ÀNI reserve the right to cancel any booking that is not made in accordance with this terms & conditions.

DISPUTES
Should any problem occur with the property, the guest must immediately notify an ÀNI representative. The guest should allow ÀNI reasonable time to remedy the problem or to find a suitable replacement property. Vacating the property without ÀNI's authorization does not constitute an adequate cause for a refund. The guest is responsible for informing ÀNI of any complaint and allows a reasonable opportunity to remedy the problem during the rental period; failure to do so will void any claim following the rental period.
FORCE MAJEURE
a) If the guest has to cancel the booking due to unavoidable and extraordinary circumstances (including, but not limited to, government measures prohibiting travel, air traffic control strikes, serious adverse weather conditions making it impossible to fly, pandemic, epidemic, other serious health risks, warfare, other serious security problems such as terrorism, or natural disasters), the cancellation terms in paragraph 3 shall apply. In such circumstances, we may (acting in our sole discretion) provide the guest with a voucher in the value of the booking which can be used to make a booking with us at a future date.
b) If we are unable to fulfil the booking due to unavoidable and extraordinary circumstances (as described in the paragraph above), or we conclude that such circumstances mean that it is not commercially viable for us to do so, we may cancel the booking and provide the guest with a voucher in the value of the booking which can be used to make a booking with us at a future date. We will use all reasonable efforts to notify the guest of a cancellation of the booking for the reasons set out in this paragraph as far in advance of the booking as possible.
FORCE MAJEURE CANCELLATION
If the guest has to cancel the booking due to unavoidable and extraordinary circumstances (including, but not limited to, government measures prohibiting travel, air traffic control strikes, serious adverse weather conditions making it impossible to fly, pandemic, epidemic, other serious health risks, warfare, other serious security problems such as terrorism, or natural disasters
· Cancellations received prior to a proposed arrival date, will be refunded 100% or ÀNI will find alternative dates to move the booking
WHEN GUEST IS ON PROPERTY SHOULD A FORCE MAJEURE HAPPEN
Other than as noted otherwise in this terms & conditions, The guest agrees that ÀNI cannot accept, or be responsible for, or be liable in respect of any injury loss, damage, or the ability of guest to travel caused by FORCE MAJEURE (including, but not limited to, government measures prohibiting travel, air traffic control strikes, serious adverse weather conditions making it impossible to fly, pandemic, epidemic, other serious health risks, warfare, other serious security problems such as terrorism, or natural disasters). All such losses and delays are the responsibility of the guest. The guest understands and agrees that ÀNI cannot accept, or be responsible for, or be liable in respect for any services arranged with third party providers.
